Our client for Pete's (1987) was always looking for opportunities for potential hospitality projects involving water. This site was on the ocean and occupied by an old beach club that had numerous grandfathered code violations. Pete was negotiating to purchase the property and correct the problems with a new building. It was legally complicated as it had problems with the Route A1A right-of-way line and with the coastal construction setback line.
The building was a two story space with a balcony above that meandered thru the main structure on a 45 degree angle. The main bar was on the balcony and another bar was outside on a large deck.
We had solved all the legal problems with the new design. I don't remember exactly what killed it.
